The Bell House, Sonning-on-Thames

Located in the picturesque Berkshire countryside on the River Thames, Sonning-on-Thames is an undeniably beautiful rural village brimming with country charm. Kitchen and Utility Room

Designed to maximise storage and optimise space, the bespoke, purpose designed kitchen and utility room suits the orientation of the house. The kitchen boasts a comprehensive range of tailor-made furniture in a timeless Shaker style, painted in Farrow and Ball colours with cabinetry complemented by sleek expanses of substantial sculptured stone surfaces and up stands incorporating an array of appliances.

A central feature island has been included to encourage informal dining.

Appliances provided are a five ring gas hob, two fan assisted electric ovens, American style fridge freezer with ice maker and cold filtered water chiller, an integrated dishwasher, wine chiller, one and a half bowl sink - incorporating a waste disposal unit accessorised by a chrome hot water "kettle" tap.

The utility room furniture and stone surface match that of the kitchen, incorporating a deep bowl stainless steel sink unit to allow easy cleaning of large cooking pots along with free-standing washing machine, tumble dryer and water softener.

Bathrooms, En-suites and Cloakrooms

All of the bathrooms and en-suites are equipped with white Villeroy & Boch sanitary ware and contemporary chrome furnishings. Bespoke vanity furniture provides useful storage with stone surfaces complimented by areas of wall and floor tiling.

Chrome finish towel ladder radiators located in each of the bathrooms and en-suites are connected to the primary hot water system enabling towel drying.

Decoration and Finish

Internal walls have a smooth plaster finish and emulsion paint.

Ceilings throughout are smooth set, finished with emulsion paint and preselected rooms have either sculpted coving or a plaster cornice.

Staircase

The bespoke staircase is hand finished in American white oak, having been deliberately designed and regarded as a prominent furniture statement in keeping with the personality of its setting. Specified with oversized newel posts, balusters and handrails to ensure it is not lost in the scale of the light flooded area of which is takes centre stage.

Television and Telephone

The property is equipped with a comprehensive supply of television and telephone points. Television points are wired for Sky+ and Sky+ HD to enable the owners connection and subscription, subject to the availability of the service provider.

Electrical Installation

A comprehensive electrical system is provided with energy efficient LED down lighting throughout the interior and exterior, a generous supply of power sockets and a mains fed smoke detector system with battery back up.

Home Entertainment Pre-Wiring

Pre-selected rooms are wired to an advanced cable network to allow the owner to link both audio and video with full infrared remote control at a later date.

Security

An approved hardwired security system is provided with a telephone outlet adjacent to the control panel to allow the owner the option of a monitored service as required.

Central Heating

Gas fired under floor heating is provided to the ground floor and a traditional wet radiator system serves the first floor.

The water system is pressurised and provides equally pressured hot and cold water eliminating the need for tanks in the roof space and pumps for showers.

A back-up electric immersion heater is fitted to the hot water cylinder.

External Finishes

The grounds have been individually designed and specified by award-winning Chelsea medalist designer Matt Keightley.

An impressive expanse of quality seed-grown lawn is set off by a variety of specimen trees and planted beds.

Patio and paths are finished in sandstone paving.

A external cold water tap and electrical socket are provided.

The garage has an electronically operated up and over door, within which are light and power provisions, the walls and ceiling have been plastered and decorated and the floor also has a painted finish.

NHBC

The National House Building Council have independently surveyed the property during the course of construction and, upon satisfactory structural completion, issued a ten year NHBC Buildmark warranty.
